Affordable housing generally refers to residences where households spend no more than 30 percent of their gross income on total housing costs, including utilities. Total household income dictates eligibility, and requirements vary based on an area’s median income. In qualifying applicants, preference may be given to residents who work in a particular city or have a family member with a disability. The goal of affordable housing is to help families live with financial stability while remaining in the neighborhoods they know and love.
Workforce housing is designed for people who earn too much to qualify for traditional subsidized housing yet still face challenges paying high market rents. This may include teachers, healthcare workers, first responders, and other essential members of a local workforce. South River Village – Oceanside
A 43-unit affordable housing community, exquisitely designed and expertly crafted to look and feel as refined as a market-rate apartment building. From a developer perspective, this project is unique in that it is the City of Oceanside’s first off-site affordable housing community, fulfilling the inclusionary housing requirements for North River Farms, a nearby market-rate development of 395 homes by Lennar.
La Costa Family Apartments – Carlsbad
Construction is underway at this 19-unit community, which sits adjacent to 76 high-end condominiums being built by Woodside Homes. La Costa Family Apartments is conveniently located near the intersection of Rancho Santa Fe Road and La Costa Avenue offering residents access to shopping, entertainment, and public transportation. We expect to complete this project in the summer of 2026.
