Level 3 Construction partnered with MirKa Investments to deliver La Costa Family Apartments, a 19-unit, well-executed LIHTC affordable housing community near La Costa Avenue and Camino de las Coches in Carlsbad. This project demonstrates precise scheduling, disciplined execution, and high-quality delivery in a competitive Southern California coastal market.

This second collaboration between Level 3 Construction and MirKa Investments builds on the success of South River Village in Oceanside, reinforcing a shared commitment to efficiently delivering high-quality affordable housing. Completed in just 10 months—two months ahead of schedule—the $5.8 million project leveraged early procurement, tight cost control, disciplined scheduling, and close coordination with subcontractors and design partners to ensure consistent progress and quality standards throughout construction.

Architecturally, the community features contemporary coastal Southern California design with three-story buildings incorporating a balanced mix of stucco and horizontal siding, articulated façades, and varied massing. Private balconies and eastern-facing orientations maximize natural light and views while supporting both functional and aesthetic design intent.

Interiors emphasize efficiency, durability, and occupant comfort. Open-concept layouts, expansive windows, and sliding glass doors create bright, flexible spaces. Modern finishes and carefully planned living areas provide functional, long-lasting environments, with private patios and balconies extending the living footprint outdoors. The community includes one-, two-, and three-bedroom homes serving households earning 30%–80% of area median income, including ADA-accessible units on the ground floor.
