La Costa Family Apartments Successfully Completed Ahead of Schedule
La Costa Family Apartments is complete and now leasing. Level 3 Construction wrapped the 19-unit LIHTC affordable housing community in Carlsbad, California in just 10 months, two months ahead of schedule, using a strategy that included early procurement, disciplined scheduling, and tight field coordination from foundation to final finishes.
The project was developed in partnership with MirKa Investments, a repeat client. It’s the second affordable housing community we’ve delivered for MirKa in under a year, following South River Village in Oceanside. MirKa President Bob Cummings has called Level 3 Construction his favorite GC to work with.
Located near La Costa Avenue and Camino de las Coches, the three-story community includes one-, two-, and three-bedroom units serving households earning 30%–80% of area median income. Three ground-floor units are ADA-compliant. Designed by Starck Architecture, the building features a contemporary coastal aesthetic with stucco and horizontal siding, articulated façades, private balconies, and eastern-facing orientations that bring in natural light. Interiors prioritize durability and long-term livability with open layouts, large windows, and modern finishes throughout.
